Spring 2018 Newsletter: Spring Refresh Inspiration

Spring is here! For us that means it’s time for some home refresh projects whether that be updates to interior design or taking care of home maintenance needs such as pressure washing or gutter cleaning. With that in mind, our theme for this newsletter is Before and Afters to inspire your home refresh this spring.




Our own recent refresh project has been our website. We don’t know if you’ve noticed but we’ve done a complete makeover so be sure to take a look!

Henry and Teal Davison Specialize in Refreshing Homes

Henry Davison has been selling real estate for over seventeen years in Portland. In 2005, he and Kathy partnered in selling one of Portland’s largest and most successful condominium projects, the Strand Condominiums. This experience inspired him to establish a development company with two partners in late 2005. They specialized in building energy efficient and sustainable homes in close-in Portland. In 2012, he and his wife transitioned into buying homes in disrepair, fully renovating them and then reselling them. Their mission is to renovate the homes to a level of quality and comfort that they would be happy to live in them.


Teal Davison brings a warm, contemporary aesthetic and a fresh design perspective to custom-built homes, remodeling projects and one-room makeovers alike. Since 2008, Teal has managed the finish design and interiors of homes across Portland, in a variety of neighborhoods and price points. She collaborates with architects, builders and home-owners, crafting livable spaces that are both beautiful and functional. With extensive knowledge of materials and suppliers, she assists her clients in the selection of on-budget home goods. For projects large and small, Teal offers creative solutions that add quality and value to the places we call home.

Henry and Teal are excited to announce their latest multi unit project, Berkeley 6, estimated to break ground in early summer. It will be composed of six two story “townhome style” units, each with two bedrooms and two baths. Unit sizes will range from 865 to 899 square feet. We expect units to be priced in the high $300,000 to low $400,000 range. Units will be extremely energy efficient, with an Earth Advantage Platinum rating anticipated. Our builder, Ethan Beck Homes, has been voted top EA’s Green Builder of the year, over the last two years.

The finishes and interior will be designed by Teal Davison Design & Finish. We have included some pictures of our most recent project, Multnomah 4, which are representative of the style and quality of Berkeley 6. Teal has a very modern aesthetic with a unique and timeless style. She loves to incorporate local artisan purveyors for light fixtures and other design features. Her design is extremely well regarded and very popular amongst buyers

The project is conveniently located near mass transit and within two blocks of New Seasons and Starbucks. The quaint St. Johns neighborhood is just a few minutes away, as is the University of Portland.

We anticipate beginning the pre-sale process in early May, at which time buyers are able to secure a sales contract and meet with Teal to select certain finish choices. We expect our website, to be operational in the beginning of May. Here you’ll be able to view floorplans, finishes, some renderings, a drone video of the location and surrounding neighborhood, as well as much more.

I love real estate statistics and here are some interesting ones that I have been looking at recently about the Portland area market.

The first numbers in the chart below show the 12 month appreciation rates for the three market price tiers identified.

Home Price Growth by Price Tier for the 12 Month Period February 2017-February 2018
Low Tier (less than $328,650)- 12.2%
Middle Tier ($328,650 to $440,542) – 7.0%
High Tier (over $440,542) – 4.5%

Sales Velocity (How Quickly Homes Are Selling)
For homes in the Low and Middle Tiers, average days on market are less than 45. In the High Tier, average days on market exceed 60 days.

Showing Activity
Last but not least, ever since some good weather arrived last week, showing activity and pending sales have jumped significantly. It’s too early for any statistics on this but every successful broker in Portland is telling me that they are very busy and much busier than they have been in the previous three and a half months.

It’s going to be a fascinating year in Portland area real estate. All appreciation rates have been slowing incrementally over the last 23 months in all segments of the market. This highlights the continued great opportunity for Buyers.
