Fall 2017 Newsletter: Last Minute Thanksgiving Plans

We know that this is a busy time of year for everyone as the holidays are fast approaching so we’ll keep this newsletter brief while providing you with some important Portland real estate updates for home sellers, a few suggestions for making Thanksgiving run smoothly and some exciting news about my company!

Beginning January 1, 2018, the City of Portland will be requiring sellers who publicly list their homes (single family or townhouse) to include a Home Energy Score in their public listing. The purpose of this program is “…to make energy performance in residential buildings transparent, to enable more knowledgeable decisions about the full costs of operating a home, to motivate energy efficiency investments in homes that lower utilities, to reduce carbon emissions, and increase comfort, safety and health for home owners.” A Home Energy Score is a 1-10 rating that provides information on the home’s energy efficiency level based on the physical characteristics of the home, NOT the home owner’s personal usage.

As of July 2016, the market rate cost to obtain a home energy performance report is between $150-$250. This is the cost of having a trained, certified home energy assessor conduct a 45-minute, in-home assessment and generate the report based on the data gathered from the home visit. The information obtained through a home energy assessment goes beyond a typical home inspection, including a review of the home’s mechanical systems, insulation, air sealing and opportunities for cost-effective energy efficiency upgrades. Sellers pay a private-sector home energy assessor for the cost of the home energy performance report, not the City. Home energy scores are a market-based solution for making home energy performance more transparent in the homebuying process.

As always, please feel welcome to call me if you have any questions about this new regulation and I am happy to discuss!
